This is the first phase of the design.
The concept is to determine the big picture of the design before moving into the next Development Application (DA) phase.
We may need input from other consultants to develop the concept design.
It is also recommended to obtain the preliminary costing report from the Quantity Surveyor at this stage
DA (Development Application)
DA is the application to the local government council to obtain approval for the design of your home.
This is to ensure that your development aligns with the adjacent environment, including the aesthetic.
The council can approve the application with conditions, ask us to revise the design, or reject the proposal, and many times, the architect/anyone has no control over their decision.
To commence a construction, we need another approval called CC (Construction Certificate)
Unlike DA, many people might not be familiar with CC (Construction Certificate).
While DA focuses on the external appearance and basic design of the development, CC is about the detailed design and consistency with the DA approval.
Architects, engineers, and all consultants will work on more detailed drawings, like the one on the right, for the CC package.
This is the phase during which architects and engineers will spend the most time.
